How this ranking works
- Each city is underwritten as one median-priced home at its average rent, with 25% down at PulseReal's default investor rate.
- Insurance is the state average premium adjusted for the city's FEMA National Risk Index score, with a landlord policy uplift.
- Property tax uses the state's effective rate plus 10% for no homestead exemption.
- Cities need recent sales (at least 10 a month) and rent data to be ranked.
Every input and default is documented in the methodology. 0 markets were considered.
