What DSCR do lenders require?
Most DSCR lenders price their best rates at 1.25 or higher. Many will lend down to 1.0, and a few below that, with a higher rate or larger down payment.
How is DSCR calculated here?
Net operating income (rent less vacancy, property tax, insurance, HOA, repairs, reserves and management) divided by a year of principal and interest. Some lenders use gross rent over PITIA instead, which usually gives a higher number.
Where do the tax and insurance figures come from?
Property tax uses the state effective rate plus 10% for no homestead exemption. Insurance uses the state average premium with a landlord policy uplift. Enter your own quotes to replace them.
