Airbnb revenue calculator
Estimate a short-term rental from the nightly rate, how often it books, cleaning, operating costs, property tax and insurance. The formulas stay on the page so you can see how gross revenue becomes NOI, cash flow, cap rate and cash-on-cash return.
Example inputs you can edit. Nothing here is a live market quote, and the math stays in your browser.

Formulas
- Booked nights = nights available × occupancy = 237.3
- Gross revenue = (nightly rate × booked nights) + (cleaning fee × turnovers) = $49,905
- Operating expenses = (platform fee + management + maintenance) % of gross revenue + cleaning cost × turnovers + (utilities + supplies) × 12 + property tax + insurance = $34,021
- NOI = gross revenue − operating expenses = $15,884
- Cash flow = NOI − principal & interest × 12 = -$5,716
- Cap rate = NOI ÷ property price = 4.0%
- Cash-on-cash return = cash flow ÷ down payment = -7.1%
Platform fees, management and maintenance are percents of gross revenue. The cleaning fee is what guests pay per stay and the cleaning cost is what you pay per turnover; turnovers are capped at booked nights because every stay is at least one night. Principal and interest are debt service, so they are in cash flow and out of NOI and cap rate. Cash-on-cash leaves out closing costs and furnishing.

How is gross revenue calculated?
Booked nights are nights available times occupancy. Gross revenue is the nightly rate times booked nights, plus the cleaning fee times the number of turnovers. Turnovers are capped at booked nights, because every stay is at least one night.
What is left out of net operating income?
NOI subtracts the operating costs from gross revenue: platform fees, management, maintenance and repairs, the cleaning cost per turnover, utilities, supplies, property tax and insurance. Principal and interest are debt service, so they are left out of NOI and cap rate, then subtracted to get cash flow.
How are cap rate and cash-on-cash different?
Cap rate is NOI divided by the property price, so it ignores financing. Cash-on-cash return is annual cash flow after principal and interest, divided by the down payment. Closing costs and furnishing are not counted in it.
Where do the example tax, insurance and maintenance figures come from?
They are the national defaults PulseReal reports use when there is no local data: property tax of 0.9% of the price plus 10% because rentals get no homestead exemption, insurance of 0.55% of the price times 1.45 for a short-term rental policy, and maintenance of 8% of revenue. Replace them with your own quotes.
Does this use live Airbnb data?
No. You type the rate, occupancy, fees and costs, and the page calculates them in your browser. It does not look up a market and it does not require an account.
