PRICELABS VS AIRDNA
PriceLabs vs AirDNA: Which Do You Need?
Updated October 20, 2026 · Prices checked on vendor sites that day
PulseReal is our product. We don't sell dynamic pricing, so we compare PriceLabs and AirDNA on their own terms and say where PulseReal fits (pre-purchase investment research).
PriceLabs and AirDNA solve different problems. PriceLabs is mainly dynamic pricing for listings you already run, at $19.99 per listing a month in the US. AirDNA is mainly market research for choosing where to buy, with a free plan and Market Research at $125 a month. Hosts often use both: AirDNA to research, PriceLabs to price.
What is the main difference between PriceLabs and AirDNA?
PriceLabs sets your nightly rates and minimum stays automatically, based on market data and how your listing performs. AirDNA is built around market and property research (Rentalizer and market insights), and also sells a pricing product called Adapt.
AirDNA describes a Host plan with benchmarking, a competitor rate calendar, and Uplisting PMS for up to 3 listings. The pricing page checked on October 20, 2026 did not show a Host plan price, so this page does not state one.

Which should I use if I'm buying my first Airbnb?
AirDNA, or another research tool, fits better before you buy, because you don't have a listing to price yet. PriceLabs' paid product starts once you connect a listing. Its free Revenue Estimator is the pre-purchase option.
PulseReal is also a pre-purchase research product. The free Airbnb revenue calculator turns a nightly rate, occupancy and costs into gross revenue, NOI, cap rate and cash-on-cash in the browser, with no login.
Which should I use if I already host?
PriceLabs, if you want nightly rates set automatically. Its pricing is per listing, so the cost grows with the portfolio. AirDNA’s equivalent pricing product is Adapt at $20 per listing a month. Compare the two on your own listings during their 30-day trials.
How much do PriceLabs and AirDNA cost for 3 listings?
These figures are list prices before discounts, from the vendor pages checked October 20, 2026. They are an illustration, not a quote.
- PriceLabs Dynamic Pricing in the US: 3 × $19.99 = $59.97/month, before the second-listing discount. The page says rates are discounted from the second listing onwards, and it does not state the discount.
- AirDNA Adapt: 3 × $20 = $60/month.
- AirDNA Market Research, which is research only: $125/month, or $400/year.
- AirDNA’s Host plan is described for up to 3 listings. Its price was not on the pricing page, so it is left out of this illustration.
Is PriceLabs or AirDNA more accurate?
Neither publishes an accuracy figure on the pages we checked, so this page makes no accuracy claim. Test both on your own market: compare each tool’s estimate for a few known listings against their real calendars or your own booking history.
